Posted by Tori Thompson on January 30, 2023

Are you considering selling your home? If so, investing in some updates to increase the value can be a smart move. From kitchen and bathroom remodels to energy efficiency improvements, find out which home updates will give you the best ROI. They will serve as true gems when it comes time to put your house on the market. At the end of this video, I share why I feel updates are a great way to add value. Here’s goes five:

Make sure your property stands out from the rest by focusing on five key areas. With a few simple updates, you can give potential buyers a great first impression of your home. All without blowing the budget. Here’s what you need to know about making the best (and quickest) updates to get your property sold!

Update your curb appeal.

If you’re looking to give your home a quick boost before selling it, then taking care of the outdoor clutter is a great first step. Begin by clearing away any personal items, dead plants or gardening tools, freshly edge the yards and landscape. Oh and if possible, buyers love a pressure washed driveway and porch. Those simple updates can help to make your home more appealing to potential buyers.

Update Lighting Fixtures and Install Upgrades.

Quality lighting fixtures can add depth and texture to your home while making potential buyers look at it in a completely different light. Updating hardware, ceiling fans and light fixtures may also help spruce up the interior of your home. Matching hardware, in all bronze, all gold, or all chrome ensure that the space is not only stylish but functional. Consider adding energy efficient LED light bulbs. Not only do they visually liven up your home, but adding this simple energy efficient upgrade can be a selling point on the market.

Update the Flooring in Your Home.

Flooring should always be in good condition when you’re preparing to sell. Flooring should be consistent throughout the home. It makes the home look cleaner and feel bigger. I’m sorry but the moment a buyer walks in and starts counting home many different types of flooring, may lessen the chances of the property selling for top dollar. Carpeting and hardwoods are both classic flooring options, but newer trends can also add appeal. Think wood-look tile, luxury vinyl, bamboo flooring, or low-pile carpet.

Add Fresh Paint to Interior Spaces.

Adding a fresh coat of paint to your home’s interior is one of the easiest and most affordable ways to update your space before you put it on the market. Consider using a neutral color palette to make it easier for buyers to visualize themselves living in the space. Neutral colors also go with practically any decor or aesthetic.

One or two neutral colors throughout the home provide an inviting setting. Painting can be a great opportunity to touch-up any nicks and scratches throughout the house. After a few coats of neutral paint, it will look as though all walls and trim are brand new and more updated. Ok this is key, homes selling the fastest are painted some shade of white, eggshell, the faintest of gray.

Kitchen and Bath Upgrades that Are Usual and Practical.

These two areas can be a considerable investment. However, upgrading your kitchen and bathrooms normally get the most return on investment when selling. Cost-effective items such as new appliances to go along with the fixtures, updated cabinets or a new sink or vanity. The number one upgrade you will want to consider is countertops. Granite and if possible quartz countertops give the space a clean updated look that buyers consider a standard.

Do you have to do any of these things?

Buyers will be willing to spend more on your home if they know that these updates have already been taken care of and they can move right in without having to take on any additional costs. For best results, hire professionals in your price range who will ensure your home looks pristine. If you would like useful tips on how to declutter, check out: 3 Steps to Declutter Your Home Fast.

Investing in brightening up the space before selling now might just help save you the hassle of added expenses down the line, especially at closing.
